Welcome to MCG Real Estate Strategy.  MCG is a small tightly managed consulting firm directed by its founder, Roger Matlin.

Roger Matlin has 21 years of real estate and finance experience with leading lenders and consulting firms.  Matlin's experience includes the underwriting of $25B+ in real estate for developers, owners and tenants of every property type.  He has worked on projects ranging from Class-A high-rise office towers to renegotiating home property tax valuations.  Since 2000, Roger Matlin has underwritten both new and existing construction loans for U.S. and International banks including over 7,000,000 SF of retail, office and industrial space, 12,000 apartment units and 3,500 residential properties for homebuilders.

The 2008 real estate market reflects overly aggressive growth from 2001 to 2005.  Residential foreclosures continue to grow and commercial properties are beginning to feel the impact.

• Continued rise in defaults distributed across sub-prime and regular loans.
• Foreclosures focused on properties purchased after 3Q2005.
• Increased liquidation sales by homebuilders.
• Continued price reductions in all property classifications.

MCG Real Estate Strategy commercial market forecast (2008):

• Increase in defaults concentrated on smaller retail, office and apartment loans.
• Increased loan workouts across all property categories.
• Continued decreases in commercial lending.
• Increased loan spreads and tighter underwriting standards.
• Tighter regulatory controls and increased audit activity.
